Paving in a Planned Community

Asphalt paving in Viera happens inside one of Florida's largest planned communities. Ground was broken on August 4, 1989, by The Viera Company, part of the Duda family's A. Duda and Sons. The name comes from a Slovak word meaning faith, honoring Andrew Duda, who came to the U.S. in 1912. The community covers about 14,500 acres, roughly half of it set aside for conservation.

Neighborhoods and HOAs

Viera has 76 neighborhoods, 38 in Viera East and 38 in Viera West, including single-family homes, apartments, condominiums and several active adult communities. Almost every neighborhood has HOA rules for driveway appearance and width. We supply drawings and specs for approval before any work is scheduled.

Population

Viera East had 11,687 residents in 2020 and Viera West had 16,688. Many homes are from the 1990s and 2000s, and their driveways are now at an age where sealing, crack repair and, in some cases, resurfacing make sense.

County seat

The Brevard County government complex, including the Board of County Commissioners and the Moore Justice Center, is in Viera about a mile west of I-95. Viera borders roughly 8 miles of I-95, starting at Exit 195.

Community streets and lots

Private streets, clubhouse lots and guest parking in Viera's neighborhoods need regular maintenance. We provide condition surveys, phased sealing and overlays, and restriping, coordinated with management companies.

Unincorporated Brevard

Viera is unincorporated, so Brevard County is the authority for right-of-way work, along with any community covenants. We confirm both before scheduling.

Common jobs

  • Driveway widening and pads within HOA limits
  • Sealcoating and crack filling
  • Repairs at edges and settled areas
  • HOA street and lot maintenance

Driveway widening within the rules

Most Viera covenants cap driveway width and set a minimum gap to the lot line. We take those numbers and show you a layout before submitting it for approval. The added section is built on the same compacted base as the original and tied in with a clean joint.

Builder driveways at 20 to 30 years

Many Viera driveways went in during the 1990s and 2000s. By now, most have faded and cracked. If the base is still solid, crack filling and sealing, or a resurfacing, can restore them. If they have settled at the garage or show web-like cracking, the base needs rebuilding.

Active adult communities

Viera's active adult communities often want work done quietly and with minimal disruption. We schedule around residents, keep the site tidy and give clear notice of when driveways will be out of use.

Drainage near conservation land

With about half of Viera set aside for conservation, many lots back onto wetlands or preserves. Driveway runoff should go to the street drainage system, not into the preserve. We grade accordingly.

What it costs

HomeGuide's national ranges are $5 to $12 or more per square foot for new asphalt and $1 to $2 for sealing. We give a written price after seeing the site.

County seat traffic

With the county government complex and justice center in Viera, roads near it are busy on weekdays. We plan deliveries for these areas around peak times and keep work zones tidy and clearly marked.

If you are not sure what your HOA allows, we can help you read the guidelines and prepare the request before you submit it.

Viera Questions

Will my HOA need to approve driveway work?

Almost every Viera neighborhood requires it. We provide the specs they ask for.

Do you maintain community streets?

Yes. We do condition surveys, sealing, overlays and striping for associations.

My 2000s driveway is fading. What should I do?

Fill any cracks and seal it. If the surface is rough, resurfacing may be the better step.

Can you work quietly in an active adult community?

Yes. We schedule around residents and give clear notice of timing.

How do you keep driveway runoff out of conservation areas?

We grade the driveway so water flows to the street drainage system rather than across the lot toward a preserve or wetland, and we keep sediment off the street during construction. Many Viera HOAs also ask how runoff is handled, so we note it on the drawings we provide for approval.
