Frequently Asked Questions

Asphalt Paving Questions

How much would a 20x20 asphalt driveway cost?

Twenty by twenty works out to 400 square feet, which HomeGuide prices nationally at about $2,000 to $4,800 installed. Tear-out, extra base on wet ground, culvert work and small-job minimums can push it higher. Your written estimate is the price you pay.

How much does 1,000 square feet of asphalt cost?

At 1,000 square feet, HomeGuide's national figure lands between $5,000 and $12,000. Larger areas often cost less per square foot because setup costs are spread out, while difficult access or heavy base work raises it.

What is the cost of paving an asphalt driveway in Florida?

National guides such as HomeGuide list $5 to $12 or more per square foot for a new asphalt driveway. Florida prices depend on local material and trucking costs and on site conditions such as wet soil, which is why we price each driveway after seeing it.

Is sealing a blacktop driveway pointless?

Not in Florida. Sealer does not add strength, but it protects the surface from sun and water, which are the main causes of wear here. It is pointless on pavement that is already breaking apart, since sealer cannot hold failed asphalt together. Fix the damage first, then seal.

Can you pave my shell or dirt driveway?

Yes. Many Palm Bay homes still have shell, gravel or dirt drives. We regrade, add and compact base material, and pave over it. Where the existing shell is clean and well packed, it can often become part of the base.

Do I need a permit to pave my driveway in Palm Bay?

Work in the right-of-way, such as the apron over the swale and the culvert, may need approval from the city or, outside city limits, the county. Whatever your lot requires gets built into the schedule.

How long does an asphalt driveway last?

HomeGuide gives 15 to 30 years with good installation and maintenance. In South Brevard, drainage and sealing are the biggest factors. A driveway that sheds water and gets resealed every few years lasts toward the top of that range.

Asphalt Driveways Questions

How much would a 20x20 asphalt driveway cost?

HomeGuide's range for 400 square feet is about $2,000 to $4,800. Removal of an old driveway, extra base on wet ground and apron work add to that. We give you a fixed written price after seeing the site.

How thick should my driveway be?

Cars and pickups do fine on 2 to 3 rolled inches of blacktop riding on 6 to 8 inches of base. If you park an RV, boat or work truck, we thicken the base and asphalt where it sits.

Will a new driveway fix water standing by my garage?

Usually, if the cause is the driveway's slope. We regrade so water runs toward the street and the swale. If the swale or culvert is the problem, we will show you that too.

How soon can I park on it?

Typically after two or three days, a bit longer in midsummer heat. Avoid sharp turns while stopped and keep heavy trailers off it for the first few weeks.

Shell & Gravel Driveway Paving Questions

Can you pave right over my shell driveway?

Not directly, but the shell is often useful. We regrade and compact it as base, add rock where it is thin, and then pave. Loose or muddy areas are removed first.

Is recycled asphalt a good idea?

For long drives on a budget, it can be. It costs less than new hot-mix and is a big step up from shell. It is coarser and less uniform, so for a short drive in front of the house, new asphalt usually looks and wears better.

My drive floods every summer. Will paving help?

Paving alone will not help if the drive sits in a low spot. Building the grade up before paving, and making sure water can reach the swale, is what solves it.

How long will the conversion take?

Expect one to three working days, depending on how long the drive is and how much rock it needs.

Driveway Resurfacing Questions

How do I know if my driveway can be resurfaced?

If it is worn on top but not sinking, rutted or cracked in a web pattern, it is likely a candidate. We confirm by checking the base at the estimate.

Will resurfacing make my driveway higher than the garage floor?

Not if the transitions are milled first. We grind the old surface at the garage and other edges so the new layer meets them flush.

How long does resurfacing take?

Most driveways are done in one day. You can usually drive on it after two or three days.

Is resurfacing worth it compared to sealing?

Sealing protects a smooth surface. If the surface is already rough, raveling or patched, sealing will not smooth it out. Resurfacing gives you a new surface.

Sealcoating Questions

Why is sealing your blacktop driveway pointless?

It is pointless only on pavement that has already failed, since sealer cannot hold broken asphalt together, or when it is applied too often and builds up thick layers that crack. On sound asphalt in Florida's sun and rain, regular sealing slows wear.

How often should I seal in Palm Bay?

HomeGuide's range is 2 to 10 years. Full-sun driveways here usually benefit from sealing every two to three years. If the surface is still dark and tight, it can wait.

What happens if it rains right after sealing?

Rain on fresh sealer can wash it off or leave streaks. We watch the forecast closely and reschedule if storms are likely before it sets.

How long until I can drive on it?

HomeGuide gives 12 to 72 hours for most sealers. On a typical dry day here, a day or two is enough for cars.

Asphalt Repair Questions

Why does my pothole keep coming back?

Because the base below is still wet or weak. Packing cold mix on top leaves that wet layer in place. Cutting out the area and replacing the base underneath is what ends the cycle.

Can you repair just the edge of my driveway?

Yes. Edge repairs are common in Palm Bay because driveways meet the swale directly. We rebuild the edge wider and finish it so it is supported.

Should I repair or replace?

If damage is limited to a few areas, repair. If it covers a large share of the driveway, or repairs keep multiplying, replacement is usually the better value.

Can repairs be sealed afterward?

Yes, and they should be once cured. Sealing helps patches blend with the older asphalt and protects the joints.

Parking Lot Paving & Striping Questions

What does a parking lot cost to pave?

HomeAdvisor lists $2 to $4.50 per square foot nationally, or $400 to $1,130 per space. Your cost depends on base condition, drainage work, thickness and phasing.

Does restriping mean we must add accessible spaces?

Yes. Justice Department guidance makes the 2010 ADA Standards apply to any restripe, so the accessible-stall count and layout must comply.

How long does striping last?

HomeGuide says about 2 to 5 years for a well-maintained job. Florida sun and heavy traffic push toward the shorter end.

Can you work nights or weekends?

Often, yes. We schedule around your business hours where weather and cure times allow.
